Pebble Beach

Orange Splot LLC is in the early design phase on a 3-5 story, mixed-use, affordable housing building in the heart of the NE 42nd Ave business district. And at the heart of this new building: a Massive Ice Cream Cone!

The project, (Working title: “Pebble Beach,” after the ice cream parlor previously located there where Eli devised his trademark cinnamon chocolate chip ice cream), is at the conceptual design phase in partnership with Brett Schulz and Communitecture.

One scenario is a 5-story building with a little over 30,000 square feet total, including ground-floor retail along the entire NE 42nd Ave. frontage.  There would be a circular central courtyard, common room, and 39 apartments.  About half would have 2 bedrooms and the rest would be a mix of studios and 1-bedroom units.   All homes would be affordable at 60% of median family income in perpetuity.

In this concept, the building would feature a multi-level circular courtyard, looking out (through the cone) to Mt. Hood in the distance.  The building would be 100% electric – and we’re working with the Energy Trust of Oregon to get as close as possible to net zero.

We’re also exploring a smaller (3-story) version of this scheme, as depicted below.  Still anchored by a circular courtyard, this design keeps the building itself rectilinear while achieving the circular shape with the deck, as we did at Woolsey Corner. At 3 stories in height, we’d avoid the step-back height limit and elevator, and it’d be of a scale Orange Splot could either build in-house or hire a general contractor to build.  We’ll see….!
