Pebble Beach: Orange Splot LLC is in the early design phase on a 5-story, mixed-use, mixed-income building in the heart of the NE 42nd Ave business district. And at the heart of this new building: a Massive Ice Cream Cone! The project, called Pebble Beach (after Eli’s name for his trademark cinnamon chocolate chip ice cream), is designed in partnership with Brett Schulz and Communitecture.
NOTE: We Love this project! But it’s on the back burner for now.
The building will be a little over 30,000 square feet total, with ground-floor retail along the entire NE 42nd Ave. frontage. There will be a circular central courtyard, common room, and 39 apartments. About half will have 2 bedrooms and the rest will be a mix of studios and 1-bedroom units. Inclusionary Housing, will apply, so at least two of the 2-bedroom units will be permanently affordable to households earning 60% of median family income.
The building will feature a multi-level circular courtyard, looking out (through the cone) to Mt. Hood in the distance. The building will be 100% electric; we’re working with the Energy Trust of Oregon to get as close as we can to net zero.
